You should understand what your property manager charges and what those fees cover.

We explain all fees before management begins. No confusing packages and no hidden surprises.

Monthly Management Fee

10%

of Monthly Rent Collected

This fee covers the ongoing management of your occupied rental property.
Included services:
The management fee is based on rent collected, as explained in the management agreement.

Tenant Placement Fee

50%

of One Month’s Rent

This fee covers the work required to market the property, screen applicants, and place a qualified tenant.
Included services:
The tenant placement fee is charged after an approved tenant signs the lease and pays the required move-in funds.

Initial Lease Agreement

$45

One-Time Cost

There is a one-time cost of $45 for ordering and preparing the initial lease agreement.
This is not a property setup fee. There is no additional charge to add your property to our management system.

Lease Renewals

There is no lease renewal fee.

Maintenance and Repair Costs

Repair costs are separate from the monthly management fee.

Diamond Bridge has an in-house maintenance team that allows us to respond more quickly, reduce unnecessary delays, and provide many common repairs at competitive prices.

Instead of relying only on outside vendors, we can directly coordinate and complete many maintenance tasks. This gives us better control over scheduling, communication, and the quality of the work.

Maintenance services are billed based on the work performed. Our goal is to provide owners with fair, competitive pricing while resolving maintenance issues quickly and efficiently.

When specialized or licensed work is required, we coordinate the appropriate outside contractor.

For non-emergency repairs above the approval limit in your management agreement, we contact you before moving forward.

Emergency work may be authorized when necessary to:

Address a safety concern

Restore an essential service

Prevent additional damage

Optional Services

Pricing for optional services is provided before the work begins.

Eviction and Legal Costs

Eviction filing fees, attorney fees, court costs, process-server fees, and other legal expenses are not included in the monthly management fee.
When legal action becomes necessary, we explain the expected process and costs before proceeding whenever possible.

Property Turnover and Larger Projects

Cleaning, painting, repairs, flooring, trash removal, and other property-turnover expenses are billed separately.
Before larger projects begin, we provide the owner with the proposed scope of work and expected cost for approval.
Any additional project coordination fees, when applicable, are disclosed before the work begins.
