Do You Work With Section 8 or JHA?

Yes.

We work with Section 8 housing voucher tenants and have years of experience working with the Jacksonville Housing Authority.

We understand the leasing, inspection, paperwork, and payment processes and help coordinate each step with the owner, tenant, and JHA.

Is the Initial Consultation Free?

Yes.

The initial consultation and onboarding process are free.

You pay only after we perform a service. The tenant placement fee is charged only after we find a qualified tenant and the placement process is completed.

What areas do you serve?

We serve Jacksonville and selected surrounding communities.

Service availability depends on the property’s location and the type of management needed.

Can you manage my property if I live outside Florida?

Yes.

We work with owners who live outside Jacksonville, outside Florida, and outside the United States.

We handle local communication, tenants, maintenance, inspections, and property needs while keeping you informed remotely.

Can you take over a property that already has a tenant?

Yes, in many cases.

We review the current lease, tenant ledger, security deposit information, property records, and any existing concerns before management begins.

We then explain how the transition will be handled.

How do you determine the rental price?

We review factors such as:

  • Number of bedrooms and bathrooms
  • Comparable rental listings
  • Current market activity
  • Included features
  • Expected tenant demand

We provide a recommended rental range, but the owner makes the final pricing decision.

How do you screen tenants?

All applications are handled according to written qualification standards and applicable fair housing requirements.

Can you guarantee that a tenant will always pay rent?

No property manager can honestly guarantee that every tenant will always pay on time.

Careful screening can reduce risk, but it cannot remove it completely.

When rent is late, we follow the lease, communicate with the tenant, apply required charges, send notices, and keep the owner informed.

How and when do owners receive their money?

As soon as each tenant pays rent, the funds are sent directly to the property owner.

The amount may be affected by rent-processing time, maintenance expenses, management fees, banking days, or outstanding property charges.

How do tenants submit maintenance requests?

Tenants are instructed to submit maintenance requests through the approved management system or communication channel.

We review the request, gather the necessary information, determine its urgency, and coordinate the appropriate next step.

Will you contact me before making a repair?

For normal, non-emergency repairs above the approval limit in your management agreement, we contact you before authorizing the work.

Smaller repairs within the approved limit may be completed without additional approval.

Emergency work may be authorized when waiting could create a safety concern or cause further property damage.

Can I use my own contractor?

In some cases, yes.

The contractor must be properly qualified, insured when required, responsive, and able to follow our scheduling and invoicing process.

We can discuss this before management begins.

Do you mark up maintenance invoices?

We do not add a markup to the cost of work performed by outside vendors.

Diamond Bridge pays the vendor directly and charges the owner the same amount.

Many common maintenance requests are handled by our in-house maintenance team and are billed at fair, competitive prices based on the type of work performed.

How often do you inspect the property?

Inspection frequency depends on the management plan and the property’s needs.

Inspections may occur at move-in, during the tenancy, before renewal, or at move-out.

Inspections document visible conditions but do not replace a full professional home inspection.

What happens if a tenant does not pay?

We follow the lease and the required legal process.

This may include:

  • Contacting the tenant
  • Applying late fees
  • Sending a formal notice
  • Updating the owner
  • Coordinating with an attorney
  • Filing for eviction when authorized

We do not accept informal arrangements that conflict with the lease or interfere with the legal process without owner approval.

Do you handle evictions?

We assist with notices, documentation, owner communication, and coordination with an eviction attorney.

Attorney fees, filing fees, court costs, and other legal expenses are charged separately.

Who holds the tenant’s security deposit?

Security deposits are handled according to the lease, management agreement, and applicable Florida requirements.

The exact holding arrangement will be explained during onboarding.

Do you require tenants to have renter’s insurance?

We may require tenants to maintain renter’s insurance or tenant liability coverage, depending on the property and lease requirements.

The coverage does not replace the owner’s landlord insurance policy.

Can you help prepare a vacant property for rent?

Yes.

We can review the property and coordinate approved work such as:

  • Cleaning
  • Painting
  • Minor repairs
  • Flooring
  • Lock changes
  • Yard cleanup
  • Trash removal
  • Safety corrections

We provide recommendations and obtain approval when required.

How Long Will It Take to Rent My Property?

The timeline depends on:

Proper pricing and a clean, rental-ready property can help reduce vacancy, but no exact leasing date can be guaranteed.

Can I Choose Which Tenant Is Approved?

We use consistent written screening standards.

Owners may review relevant application information, but approval decisions cannot be based on protected characteristics or personal preferences that violate fair housing requirements.
