No property manager can honestly guarantee that every tenant will always pay on time.
Careful screening can reduce risk, but it cannot remove it completely.
When rent is late, we follow the lease, communicate with the tenant, apply required charges, send notices, and keep the owner informed.
As soon as each tenant pays rent, the funds are sent directly to the property owner.
The amount may be affected by rent-processing time, maintenance expenses, management fees, banking days, or outstanding property charges.
Tenants are instructed to submit maintenance requests through the approved management system or communication channel.
We review the request, gather the necessary information, determine its urgency, and coordinate the appropriate next step.
For normal, non-emergency repairs above the approval limit in your management agreement, we contact you before authorizing the work.
Smaller repairs within the approved limit may be completed without additional approval.
Emergency work may be authorized when waiting could create a safety concern or cause further property damage.
In some cases, yes.
The contractor must be properly qualified, insured when required, responsive, and able to follow our scheduling and invoicing process.

We do not add a markup to the cost of work performed by outside vendors.
Diamond Bridge pays the vendor directly and charges the owner the same amount.
Many common maintenance requests are handled by our in-house maintenance team and are billed at fair, competitive prices based on the type of work performed.
Inspection frequency depends on the management plan and the property’s needs.
Inspections may occur at move-in, during the tenancy, before renewal, or at move-out.
Inspections document visible conditions but do not replace a full professional home inspection.
We follow the lease and the required legal process.
This may include:
- Contacting the tenant
- Applying late fees
- Sending a formal notice
- Updating the owner
- Coordinating with an attorney
- Filing for eviction when authorized
We do not accept informal arrangements that conflict with the lease or interfere with the legal process without owner approval.
We assist with notices, documentation, owner communication, and coordination with an eviction attorney.
Attorney fees, filing fees, court costs, and other legal expenses are charged separately.
Security deposits are handled according to the lease, management agreement, and applicable Florida requirements.

The coverage does not replace the owner’s landlord insurance policy.
